Emerald Grande, the Focal Point of Harborwalk Village

Styled after a luxury 1920s yacht club, the Emerald Grande will include a total of 281 residential units, featuring one-, two-, three- and four-bedroom floor plans. The East Tower will hold fractional ownership units, while the West Tower will hold whole ownership units. Also on this level will be the waterfront 9,700sf fitness center and full-service European spa. Along with free weights and cardiovascular equipment, the fitness center will have a full-time personal trainer and classes to include Yoga, Pilates and Spinning. The Spa will offer beauty and wellness treatments, including manicures, pedicures, individual & couples massage, whirlpool, sauna and steam rooms.

Other amenities at this five-star resort will include valet services, covered parking, full-time concierge, state-of-the-art business center, 24-hour security, private owners’ lounge, beach club, conference center, board room, banquet & catering kitchen, porte cochere parking for arrivals & departures, and access to the soon-to-be-private Regatta Bay Golf and Country Club. There will also be a custom-designed and built, turn-of-the-century yacht to take you across the Destin Harbor to Norriego Point or any of the other beaches around.

Units will feature spectacular waterfront views from private balconies, Italian porcelain and marble flooring, crown moldings, GE Profile Series stainless appliances, washer/dryer, granite countertops, ceiling fans, designer grade cabinetry & hardware, illuminated night lights, Kohler designer series fixtures, flat-screen TV w/DVD, stereo & CD player, high-speed wireless internet access, voice mail, high efficiency heating, A/C & dehumidifying system, cable television, multi-line telephone and full designer furnishings package.

 

Whole Ownership Opportunities

Floor plans are available in 3BR/2BA (1,491sf), 3BR/3BA (1,799sf to 2,662sf) and 4BR/3BA (2,151sf), ranging in price from $999,000 up to $2,331,000. Monthly maintenance fees for these units will range from $578 to $1,202. Whole ownership units will be located in the West Tower offering unobstructed sunset views year-round. There are only 14 units remaining available for purchase at these pre-construction prices.

Owners will have access to all Emerald Grande amenities YEAR ROUND, whether you are staying in your unit or not!!! Owners may also place their unit on the rental program with the onsite management company. A 30% fee of the gross rental per stay will be your only charge.

Fractional Ownership Opportunities

Fractional ownership units will be located in the East Tower, offering year-round sunrise views over the Harbor and the city of Destin. Floor plans are available in 1BR/2BA (965sf), 3BR/2BA (1,452sf to 1,491sf), 3BR/3BA (1,799sf to 2,184sf) and 4BR/4BA (1,799sf), with shares ranging in price from $98,000 up to $398,200. Monthly maintenance fees for these units will range from $231 to $446.

Fractional ownership is a deeded, 1/8-share ownership in the specific unit you choose. This share entitles the homeowner to a fixed time period of every eighth week of the calendar, plus two consecutive weeks in the summer, or a total of six weeks. Each year, the eight owners of each unit rotate their position on the calendar, guaranteeing that everyone has equal access to major holidays. You may purchase as many shares as you like, either in the same unit or in a different unit.

All the concerns of vacation home ownership – including housekeeping, maintenance and replacement of furnishings – are left to the property management company that is governed by a board of owners. Owners are only responsible for their portion of the homeowner association fees and real estate taxes based on ownership (estimated by the Developer to be 1% of purchase price).

Fractional ownership is a deeded property with the same rights as any other real estate purchase, the only difference being that you own a part, or a fraction, of a luxury Emerald Grande condominium. Fractional owners not only have access to all amenities offered at Emerald Grande during their six weeks of stays, but ALL YEAR ROUND!!!  Fractional owners may also choose to place any or all of their six weeks in the rental pool, meaning if you choose not to use the unit during your weeks for yourself, family or friends, you may rent your week out. The only charge to do this is a 30% fee of the gross rental income the management company will charge for each stay.

Fractional owners may also trade their weeks with other fractional owners, either personally or through an online site that will be set up & maintained specifically for this purpose.

Other General Information

Monthly maintenance fee includes daily housekeeping, nightly turn-down service, access to private owners club, ALL utilities, ALL required insurance (including contents), beach and pool towel service and reserves for furnishings replacement. The only other expense to you is your annual real estate tax.

Fractional financing may be obtained through NetStar Funding out of Colorado, or locally through Coastal Florida Lending. Your personal financial institution may also be able to assist with your financing.

There will be five floors of “underground” parking for Emerald Grande and Harborwalk Village. A total of 1,700 parking spaces, with both manned security  and 24-hour surveillance monitoring.

First floor units in both the East and West Towers will be located on either side of the Grand Vista Pool Deck, which is actually six floors, or 63 feet, above sea level.

Construction on Emerald Grande is estimated for completion in March, 2007. Construction on Harborwalk Village is estimated for completion in March, 2008.

Pre-Construction Reservation Process

A 10% reservation fee will be required for Fractional Ownership units; a 25% reservation fee will be required for Whole Ownership units. On the Reservation Agreement, Whole Ownership purchasers will fill in their first, second and third choices of unit number and type; Fractional Ownership purchasers will fill in their first, second and third choices of unit, along with the number of 1/8 shares they wish to purchase.

Approximately two weeks prior to the inventory selection event, you will be mailed a complete set of required disclosure (legal) documents. We will then contact you to guide you through the review of the documents, answer any questions you may have, and guide you through the required “evidence of receipt” documents that will be signed and sent back to us prior to the selection process.

On the date of the inventory selection event, you will be notified of your inventory assignment based on your priority. If you do not understand the reservation priority weighting system, please contact us. Assuming the inventory assigned will match your desired inventory request, you will be instructed as to the completion of the Purchase Contract, and the additional Contract Deposit requirements, due dates, and any further process of procedure. Deposit requirements are currently 10% of the purchase price of your Fractional Ownership share(s), or 20% of the purchase price of your Whole Ownership unit.

Once the contract has been finalized and the deposit monies are received, you will be provided periodic updates about construction, the expected completion dates, and the additional detailed closing processes, procedures, costs, and timing as well as invitations to events surrounding the project.

Assignable contracts will not be accepted; however, at any point prior to closing, you will be allowed to opt out of your contract, should you change your mind for whatever reason.

Closing is estimated to be in March, 2007.

Emerald Grande, From the Ground Floor Up

The Emerald Grande at Harborwalk Village high-rise project, overlooking the entrance to Destin’s harbor, is one of the largest construction undertakings ever in this region. Here’s a glimpse of some of the work that has gone into it so far:

• Emerald Grande’s structure is the result of 1,700 auger cast piles, each installed 70 feet deep. Adding the total depth of the piles, that’s about 22.5 miles.

• More than 50,000 tons of concrete has been used in the construction of Emerald Grande. One ton is equivalent to 2,000 pounds, so that comes to 100 million pounds of concrete. An average elephant weighs six tons, or 12,000 pounds. Converting concrete to pachyderm, that equals about 8,333 elephants.

• More than 15,400 gallons of paint are being used. In general, one can expect one gallon of paint to cover about 350 square feet. The gallons of paint used on the interior and exterior of Emerald Grande would cover about 5,390,000 square feet. Acreage of the paint, based on the fact that there are 43,560 square feet in an acre, would be about 1,239 acres. To put it in perspective, that much paint could easily cover all of Manhattan’s Central Park (843 acres) with 396 acres left over for touch-ups.

• Wrapped and intertwined throughout Emerald Grande is more than 518 miles of wiring, enough to stretch from Destin to Nashville.

• With 14,936 lights on the project, that’s more than ample wattage to guide the trip there.

• With 360-degree views of the Emerald Coast, windows play a main role. Emerald Grande contains more than 103,000 square feet of hurricane-rated impact glass. That is enough glass to cover two football fields, including the end zones.

• A few more numbers: 375,000 feet of joint tape; 125,000 pounds of joint compound; 47,000 square feet of balcony area; and 10,400 square feet of brick pavers at the pool deck.

 

Emerald Grande is scheduled for completion in Spring, 2007. Harborwalk Village is scheduled for completion in Spring, 2008.

The setting will last, but the opportunity is limited. Act quickly!
