For the past 19 years, I have specialized in listing and selling fine resort properties, condominiums, acreage and estates along Florida’s beautiful Emerald Coast, especially in planned and architecturally designed communities. My area encompasses Okaloosa & South Walton Counties, including such popular locations as Okaloosa Island, Destin, Sandestin, Santa Rosa Beach, Dune Allen, Blue Mountain Beach, Grayton Beach, Seaside, Seagrove Beach, Seacrest Beach, Rosemary Beach, Inlet Beach & Panama City Beach.
I have expanded my area of expertise to include Freeport & historic Defuniak Springs, which are both located on Highway 331 north of the Choctawhatchee Bay. Freeport & Defuniak Springs are currently a haven for new developments and hard-to-find acreage.
Born in New York, my youth was spent in several different locations as the child of a military officer, before finally settling for many years in North Carolina. Moving to Destin in the 1980's, I received a bachelor’s degree in accounting from the University of Northwest Florida. I began my real estate career immediately afterward, spending numerous years on-site at The Neighborhood of Caribe, Destin’s premier beach neighborhood. I joined Century 21 Beach Realty in 1995 and have each year been one of, if not the, top sales agent in our company. From 1995 through this year, I have achieved Century 21’s Centurian Award, an honor reserved for the top 3% of all agents in the entire Century 21 system. I also received the Grand Centurion Award in 2004 & 2005, an honor reserved for the top 1% of all agents in the entire Century 21 system. I am in the Century 21 Masters Hall of Fame and have also consistently ranked in the top 10% of the Emerald Coast Board of Realtors system.
My relaxed and comfortable style makes real estate transactions a breeze for first-time buyers, as well as experienced investors. Sellers may be reluctant to accept an offer that is contingent on the sale of another property. However, such a sale can be structured to minimize the risks.
The seller should put a limit on the amount of time that the buyers have to accept an offer, and they should keep their home on the market during that time. They should also reserve the right to require that any contingencies be met within a short period of time, ideally 24 to 48 hours, if they get a second offer. This is called a "First Right" contingency.
Contingent sales can work well for the sellers. The buyer is not in a position to ask for concessions on price or terms and may be able to get interim financing. Each situation is different, however, so go over the terms with your real estate agent before accepting a contingent offer.
